The tile floor care process begins with us sending a site manager to your place of business and perform a consultation. During this time, he or she will get accurate measurements of the area needing service and will figure out the correct procedure to clean the floors. We review the results of this consultation with you along with a quote so that you know exactly what to expect in terms of service and cost.
If you accept what we present and we move forward, on the day of cleaning, you can expect our professional technicians to follow a multi-step plan similar to the one below:
- Remove small items on the floors
- Thoroughly sweep floors to remove dirt and dust on surface
- Apply stripping compound to floors
- Use scrubbing machines to scrub floors and remove dirt and old finish that a broom cannot do
- Rinse floors of excess stripping compound with a neutral detergent
- Carefully tape off molding and thresholds
- Apply three to five coats of high gloss floor finish to give it that new floor shine
- Return items to floor once the floor is dry
All floors should be safe to walk on within a few hours after the last application of high gloss finish. The above steps are subject to change depending on the condition of your floors.

Grout Care & Cleaning
Just like on carpeting, dirt over time builds up on ceramic tile used in many lobbies and bathrooms, dulling its appearance and discoloring your grout. A thorough, professional tile and grout cleaning is the only way to remove the deep-down dirt without having to perform messy, hard work yourself.
This is because grout, which is a porous material, collects dirt, grime and spills, often discoloring the surface. Regular mopping and spot cleaning do not reach the hidden dirt that lies deep within the pores of your grout lines. Our professional tile and grout cleaning services restore the luster to your floors, making them look like new.
We use a special orbital tile and grout tool that attaches to our carpet van, called an X-12, that uses steam and pressure to give you the best results. Our high-pressure tile cleaning process suctions the dirt from your floor, reaching areas that your mop simply can’t access, including the dirt and grime that hides deep within the pores of your grout lines.
It typically takes us anywhere from 30 to 60 minutes to clean the tile and grout in an average-size room of up to 300 square feet. This may vary based on several factors, such as the size of the tile, the amount of soil in the grout lines and the way the room is configured. Plan on another two to three hours if you choose to let us apply a special sealer to repel stains and keep the tile clean longer.
Once the sealant has been applied, wait 30 minutes before walking on the floor. This allows for adequate time for the sealant to dry. Give another 24 hours for the sealant to cure, which means make sure that no liquid comes in contact with the sealant during that time.
